It all starts with you arranging a valuation for your property to find out how much your home is worth. We recommend asking at least three different estate agents to value your home to get all round opinion. 

Ask them about the services they offer, the current state of the local market, and the purchase price you can hope you achieve. 

Make and plan and how this sits with your priorities and timescales. 

Estate Agent commission – Your Estate Agents commission fee, which is usually payable once your Estate Agent sells your property and contracts are exchanged. This is charged as a percentage or at a fixed fee + VAT at the prevailing rate.

Energy Performance Certificate – An EPC, which will need to be commissioned before marketing beginning. Check if your Estate Agent can arrange for an EPC to be carried out on your behalf. Monochrome Homes can arrange and EPC for you with a cost of between £90 and £120 (including VAT) depending on size of property.

Legal fees for the conveyancing process – These vary depending on the solicitor you choose

Some estate agents charge extra for additional advertising and marketing, but most agents will include all marketing they carry out in their commission fee, so it’s always worth checking before you instruct and estate agent.  

Monochrome does not charge for any additional marketing as we believe that these are essential components in getting your property looking most attractive online. 

Our marketing strategy is based on a of 12 week exclusive agreement. This period will give your property maximum exposure with our all-inclusive marketing package. Although our agreement is flexible and can be adjusted to suit clients wishes, we ask for fair opportunity to be able to give best advice whilst bearing in mind some properties take longer to sell that other.

With 85% of buyers starting their property search online, we focus on ensuring maximum online exposure for your property  

We will advertise your property on our own website which drives over 2,500 views per month. 

With 90% of potential buyers using property portals, we ensure that your property is also featured on all major portals. This includes Rightmove and On The Market. In addition, your property will always be highlighted on our social media platforms. Whilst marketing your property nationwide we believe that it is overall important to keep in local and within the community. 

Some agents do charge an upfront fee or a fee for marketing and photography. Its best to check the small print before putting pen to paper on a contract. Monochrome do not charge anything upfront. The only time a fee is due is when we get you sold and through to exchange of contracts. This way the incentive to get your property sold is always at the top of the agenda.

We get paid when you get paid!
The buyer is responsible for paying stamp duty. You’re responsible on paying stamp duty on the property you’re buying. www.gov.uk/topic/business-tax/stamp-taxes will provide you with up to date rates and threshold
